A few Important hints and Tips to ensure your property is safe and sound during winter and when you go home for Christmas
So you’re all packing your bags saying goodbye to your friends and heading back home for some of mums homemade cooking but before you go we’ve got some important tips to ensure that your house is safe and sound during the winter months and upon your return…
If you are leaving your property for the Christmas period please follow this advice:
- Always take valuables with you and ensure anything you are leaving behind is out of sight and locked away.
- Make sure you know who will be last in the property and that they have checked all windows and doors to ensure they are locked.
- If there is a burglar alarm …put it on!
- With the cold spell it is important to leave your heating on for at least 1 hour per day to avoid burst pipes and water damage when your not there. You can do this by setting the timer clock on your heating system. If you are unsure contact our offices before you leave.
Leave your heating on to avoid burst pipes
Many of you renting properties off campus will be going home for the Christmas vacation, but please be aware that if your heating is off while you are away your water pipes could freeze and split and you could find yourself homeless in the new year because the property has flooded. Furthermore, if you are responsible for turning the heating off, you could be liable for the costs of repairing the property which could run into tens of thousands of pounds.
It is best to leave the heating on continuously rather than on a timer, but you could reduce the thermostat to 12º – 15ºC to minimize the energy costs. Heating the property on a timer for a few hours a day may not be sufficient to prevent the pipes freezing.
If your heating system is not working properly, please write to your landlord or agent straight away and ask them to have it repaired. You wouldn’t want the heating system to break down while you’re away, as this could cause the same problem with burst pipes.
Be considerate to your neighbours!
If you do have a festive party please keep the noise to a minimum: no excessive noise at any time and no noise after 11pm on a night preceding a weekday.
Leave the outside of your houses clean and tidy
Please ensure that you don’t leave rubbish next to your bins as this will not be collected by the local council and you may even end up with a fine, If you do have excess rubbish or recycling, please take time to ensure that it is disposed of properly.
